Clarks Beach – Coastal Living With an Exciting Future

21 August 2026

A Coastal Community on the Rise

There’s a lot to love about Clarks Beach today and even more planned for its future. Set on the shores of the Manukau Harbour, Clarks Beach offers the relaxed coastal lifestyle people are looking for, while remaining within reach of Auckland’s major employment and transport hubs. And this growing community is only getting better.

But what makes Clarks Beach particularly interesting right now is not just what it offers today, it is what is planned for its future. With new transport links, proposed shopping and services, and major infrastructure investment all in the pipeline, this community is set to grow into something even more connected and self-contained. Summit Homes has a selection of House & Land packages available at Clarks Beach Waterfront Estate, giving buyers the opportunity to secure a brand-new home in one of Auckland’s South exciting coastal growth areas.

A Growing & Connected Community

New public transport and Improved connections

The 379 bus service now connects Clarks Beach with Waiau Pa, Kingseat, Karaka and Papakura Train Station, with services running seven days a week. Future public transport planning could provide connections to new railway stations in the Drury area as the southern transport network develops. Nothing is confirmed yet, but the direction of travel is positive for the area.

Shopping, Services, and Local Employment

The planned Orawaahi development includes a new neighbourhood centre of approximately 6,000m², with potential for a supermarket, retail, cafés, childcare, offices and health and wellness services.

Alongside this, approximately five hectares of service and light-industrial land is proposed, which could create more businesses and jobs closer to home.

New Retirement Living and Green Spaces

Hopper Living, in partnership with the Nakhle Group, is planning a retirement village at Clarks Beach. This brings further investment into the area and adds to the mix of people and services that help a community grow.

New green spaces, walking and cycling links form part of the area’s future planning for Clarks Beach.

Infrastructure to Support Growth

Behind the scenes, wastewater infrastructure is being upgraded to support the continued growth of Clarks Beach and the wider south-west Auckland area.

The Lifestyle Without Leaving Auckland

Beyond the future plans, Clarks Beach already delivers a lifestyle that many people in Auckland are actively searching for. Coastal walks, boating, fishing, and a golf course are all on offer. The pace of life is different here, quieter, more connected to the outdoors, and less rushed than inner-city living.

Papakura, Pukekohe, Karaka, and Auckland’s growing southern employment areas are all within easy reach by road. So while Clarks Beach has a distinct community feel, it is not isolated. You get the best of both.
