Why Te Kauwhata Lakeside Is Worth a Look, Whether You’re Buying Your First Home or Your Next Investment

A quieter market is not bad news for everyone. Right now in New Zealand, house values are sitting flat and off their peak, there’s plenty of choice, and buyers have more room to take their time and negotiate than they’ve had in years. If you’ve been waiting on the sidelines, this is the kind of market that rewards people who are ready to act while others are still hesitating.
We build new homes in Te Kauwhata, and we reckon the Lakeside development is one of the better-value places to buy in the North Waikato right now. Here’s our honest take on why, for first-home buyers and investors alike.
Te Kauwhata and the Lakeside community
Te Kauwhata sits in the North Waikato, on State Highway 1 and the Waikato Expressway, roughly between Auckland and Hamilton. That position is a big part of the appeal. You’re out of the city, with room to breathe, but still connected to where the work and the people are.
Lakeside is a master-planned community built by Winton on the edge of Lake Waikare. The plan is for around 1,650 homes over about eight years, so this isn’t a one-off subdivision. It’s a proper neighbourhood being built from the ground up. There’s a 75-hectare reserve, more than 6km of walking and cycle trails, and a village centre with a café, playground, childcare, a general store and retail. A new road and cycleway already connect Lakeside back to the Te Kauwhata village.
There’s also a primary school coming, planned for up to a thousand children, with the Ministry of Education targeting an opening in Term 1 2028. It isn’t built yet, so we won’t pretend it is, but it tells you where this community is heading. Lakeside is expected to roughly triple Te Kauwhata’s population over time.
For a first-home buyer, that means buying into a place that’s still growing rather than one that’s already done. For an investor, it means steady demand for somewhere to live, in a town that’s clearly on the up.
Why a new build is the safer buy
When the market is quiet, the temptation is to chase the cheapest thing you can find. The trouble is that an older home often hides its real cost. Re-wiring, re-roofing, plumbing, insulation, weathertightness; these are the bills that turn up after you’ve signed, not before.
A new build doesn’t carry that baggage. Our homes come with a 10-year structural guarantee and a Code Compliance Certificate, the formal sign-off under the Building Act confirming the home was built to the building consent and the Building Code. You’re not buying someone else’s deferred maintenance. In the early years there’s very little to spend on upkeep, because everything is new and built to current standards.

23 Turau Street, $687,000. A new build that’s ready now. Three bedrooms, a bathroom plus an ensuite, 112m² on a 342m² freehold section. A bit more room and the convenience of a second bathroom.

If you want more space again, 25 Turau Street is a house-and-land package at $743,000, with three bedrooms, two bathrooms and 135m² of floor area on a 330m² section.

First-home buyers, if you’ve been in KiwiSaver for three years or more, you may be able to use it towards your deposit, so it’s worth checking what you’ve got sitting there. Investors, the bright-line test is now two years and interest is fully deductible on residential rentals again, which makes the sums on a new rental a lot simpler than they used to be.
